  • How long has Chris and Anthony been investing?

    Chris started at 19 in 2009 and Anthony at 21 in 2014 but together over 5 years in 2015.

  • How much are your fees?

    £3000 - this company is not VAT registered.

  • What do you get for £3000?

    you get knowledge and experience without the effort of doing this your self. We negotiate the best price we can and we have great relationships with our agents as we purchase and source through them month after month.

  • How do I secure the deal?

    We collect a 50% deposit on confirmation that you would like to proceed. This will release the full address and postcode.

  • When is the final payment due?

    On the completion day of the purchase.

  • What happens if I change my mind?

    Your £1500 is refundable inside the first 7 days.

  • Do you help with due diligence?

    No, we cannot provide you with official advice; but we can put comparables in front of you to assist. These will be on the second document that you receive.

  • Do you have your own refurb team?

    Yes. We can provide you with a quote on request.

  • Is the insurance price in the cost?

    No, we usually allocate part of the 10% MOE (monthly operating cost) every month.

  • Who pays council tax and all utility bills and are they included in the price of the deal?

    As the owner of the property, you will pay council tax and all utility bills. the cost is not included in the price we just see it as the cost of doing business.

  • Does the refurbishment cost price cover the Cp12 and electric certificate and any building certificates needed for works carried out?

    The cost does include the certificates that are needed and is in the price. Other certificates such as EPC and anything additional would be separate

    costings.

  • How much is broker cost?

    Costs can vary from £200 to £100. We look at the cost per deal but we pay personally from £300 to £600 depending on the deal.

  • How much do solicitors and legal costs?

    Costs can vary from £400 to £1000. We look at the cost per deal but we pay personally from £500 to £750 depending on the deal.

  • What if I don’t complete on the property and pull out?

    This is really bad for our relationship with the agent and will result in the loss of your deposit.

  • Do we (Chant) have a BTL portfolio?

    Yes, the houses we source are mainly within our investment area. The portfolio we have built is across South Tyneside, Newcastle, Northumberland and North Yorkshire.

  • Is Chant Sourcing Insured?

    Yes, we have the relevant cover as provided by:

  • How does the ‘Striking System’ Work?

    We will give you 3 separate opportunities to buy a deal that matches ALL of

    your criteria. If the deal sells and you missed out, this isn’t a strike. If you decline the deal and it hits all of your criteria you will receive a mark against your name. Three marks or ‘strikes’ will remove you off the investor’s list.

  • What happens in a Corporate Sale?

    If you are trumped by another investor or company through no fault of your own, we will renegotiate (if you wish) or refund you the deposit.

  • What if it doesn’t rent out?

    Unfortunately, markets can stick sometimes. If the property does not let, we suggest multiple agents or to review the price.

  • What if there is extra repairs or works?

    Unfortunately, this can happen in projects and there is nothing we can do. From experience, the few properties that cost you a bit more are evened out by up valuations and cost savings on the other deals.

  • What does the term from as little as?

    This is the minimum we would be willing to spend on the property to make it legal and ethical to live in NOT cheap and make do.

  • Where does Chant get their information from?
